    I would like to see a new metro area developed in CA like SF with dense housing, walkable, public transit, and blocks with mixed zoning regulations so that coffee shops, grocery stores, and cafes can be on the corner of residential streets.

      ikr, I live near a Bart station and it would be nice to see more shops within walking distance.

    One of the biggest issues from a regulatory standpoint is the way the data gets pulled changes every year since they (the state) created the program. Not that they are wrong with their conclusions. Just their data is MASSIVE.

    “Cities cannot require developers to develop and cities don’t build housing,” said Jason Rhine, a lobbyist with the League of California Cities. You can lead a developer to a rezoned plot of land, in other words, but you can’t make them build.

    IE its not profitable to build these kind of homes VS other kinds. OR just destroying/fixing up an existing plot. Incentives are often not nearly enough to build.
